PIC32MZ with external SRAM doing weird things.

Hi Guys, I've connected a 1024x600 LCD and an external SRAM to my PI32MZ2048EFH 144Pin. 
The SRAM is doing some crazy stuff when my PICit3 programmer is connected to the PIC32.
 
When NOT connected I write and then read data to the SRAM and the data is correct but when I connect the Pickit3 to the programming port and write data and then read it again SOME of the data is wrong.
If I unplug the Pickit3 and turn on my PIC32MZ then all the data is fine. I Have no idea what is going on?
SRAM has 4.7k pull-ups on the control pins as usual and voltage is at +3.3V.
I've checked for shorts and none. Its got me baffled why the data is ok when the Pickit3 is NOT connected and when it is then some of the data is corrupted. Is it a GND thing? But I've checked all GND's and all is fine.
Any ideas? Please let me know.

    It can be useful to mention what the problem was.
    Imagine you found a post just like this yourself while you were trying to fix the problem...
