Expected range for RN2903 in basic LoRa mode (as opposed to LoRaWAN mode)?

Hi All,
I'm testing two LoRa mote boards (RN2903 version) using just the basic radio commands. I'm able to transmit and receive up to about 1750 feet, which seems much shorter than expected. The transmitter is inside a house and the receiver is in open air without much besides trees to interfere with the signal.
 
Does anyone have any info on what the expected range would be under these general conditions?

    BTW, here are the commands that I send to initialize the modules:
    mac pause
    radio set mod lora
    radio set bw 125
    radio set sf sf12
    radio set cr 4/5
    radio set pwr 20
    radio set wdt 0
